Building Regularisation Certificate Application

A regularisation certificate is needed if building work, which was subject to building regulations, has been carried out and an application for approval was not made at the time. This only applies to work carried out on or after 11 November 1985.

This often becomes an issue when a house is put up for sale; it can cause problems for the seller when they cannot supply the buyer with the appropriate building regulations approval notice and completion certificate.

In most cases, opening up of the building work may be needed so it can be properly inspected. If you do not take the appropriate corrective action or the Local Authority cannot identify what corrective work needs to be done, such as if it would cause unreasonable cost or disruption - then regularisation will be refused.

What you need to submit

You don't need to submit any documents but it may help your application if you have any supporting information relevant to your request, such as a plan that shows the works carried out, or any photographs or calculations.
